Residential Property Management - Utah residential property management can make or break your investment in real estate. If a property manager is charging hidden fees with every tenant along with a management fee you can end up paying far more than you had anticipated and getting a lower level of service at the same time. Let me give you an example, most management companies in Utah charge what is called a tenant leasing fee or a contract signing fee. This is charged to you every time a tenant moves in or renews a lease on your property. The management company that is charging this will inform you that it is to help cover their costs while the property is vacant. The problem with the fee is it creates an incentive for the property manager to place someone in the property who will either sign a short term lease or be moving out soon, the more tenants the property manager can push through the property the more the property manager makes on your property. Generally speaking this does not cover your rental property advertising, which is an additional cost to you as an owner of an investment property and should be factored into what they claim your management fee is. The main problem with this type of advertising is it makes determining if you are trying to get too much rent or not impossible. How can anyone tell you if there is a problem with your home or if your rent is too high for the current market unless your home is getting infront of everyone that is looking for a rental property? They can't and typically what ends up happening is the owner continues to lower their rent based on the property managers suggestions until finally they receive an application, even if the application looks terrible the owner and property manager are willing to take it and even take a lower than acceptable tenant security deposit on the rental property in order to finally get someone in there.
