What is the basic job of a the property management company?
A property management company in Utah is hired to rent out your investment property and maintain a tenant within your rental home or apartment. During the tenants time in your home common issues that the property manager will deal with are: home miantenance, collecting rent, showing the property, signing a lease, running an application on the tenant and collecting a deposit from the tenant.
How much will property management cost me?
Our management fee for a residential home is 10% per month at a minimum of $50 per month. No start up fees, no tenant leasing fees and no advertising fees.
Will the property manager find the renters for me?
Yes, as part of our property management service we advertise all over the internet, in the newspaper and we also place a sign on the property. We feel that by offering the best possible advertising coverage we can better tell you how the market is reacting to your rental home. It would be difficult to suggest you lower your rent if no one is even seeing the ads. Typically we can tell you in a 10 day time period if the home needs some attention based on what prospective tenants are telling us.
How long is the management agreement?
Our property management agreement is a 1 year agreement.
How much will it cost me to begin management?
We do not charge any start up fees.
How do you determine how much my home will rent for?
We base our rental evaluation on the condition of your home and comparable rentals in the area. If a home sits vacant for 2 ore 3 months that is income that you will never see. That is why we feel it so important to market the property in every possible way, so we can give the owner better information.

Does Froerer Real Estate Inc. provide an accounting statement and send out an owner disbursement monthly?
Yes, we close out our books every month and every owner receives a statement as well as a disbursement from their account.
Does Froerer have a 24 hour emergency maintenance service available?
We do have a 24 hour emergency maintenance service, whether it is 2 in the morning on Christmas or Easter, our maintenance staff is available to help protect your investment.
What is the difference in a licensed property management company?
A licensed property manager is licensed with the state's division of Real Estate. Someone who isn't licensed is usually just a neighbor and doesn't know how to deal with anything more extensive than simply collecting rent.
How expensive are evictions in Utah and how long does it take to evict?
Evictions start around $600 for a full eviction. Typcially a tenant will move out of a property on their own especially if they were qualified initially with great credit, good income and good landlord referrences as well as paying a full deposit.
Will my home rental be damaged by my new tenants?
The best way to ensure that your home isn't damaged is by doing the hard work up front, getting a full application with background check, etc. receiving a large deposit and having your manager meet with the prospective tenants face to face. A good person will take care of your property if they are renters or not.
